{"id":2914,"date":"2017-07-16T15:35:47","date_gmt":"2017-07-16T19:35:47","guid":{"rendered":"https:\/\/morgancountyusa.org\/?p=2914"},"modified":"2017-07-16T15:51:38","modified_gmt":"2017-07-16T19:51:38","slug":"the-fate-of-the-old-sheetz-in-berkeley-springs","status":"publish","type":"post","link":"https:\/\/morgancountyusa.org\/?p=2914","title":{"rendered":"The Fate of the Old Sheetz in Berkeley Springs"},"content":{"rendered":"<p><span style=\"font-weight: 400;\">Morgan County Commissioner Bob Ford is concerned that the old Sheetz property at the corner of Rt. 9 and US 522 will remain vacant &#8212; an eyesore in the middle of town.<\/span><\/p>\n<div id=\"attachment_2915\" style=\"width: 310px\" class=\"wp-caption alignleft\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-2915\" class=\"size-medium wp-image-2915\" src=\"https:\/\/morgancountyusa.org\/wp-content\/uploads\/sheetz-300x225.jpg\" alt=\"Vacant Sheetz Lot at Corner of US 522 and Rt. 9 in Berkeley Springs\" width=\"300\" height=\"225\" srcset=\"https:\/\/morgancountyusa.org\/wp-content\/uploads\/sheetz-300x225.jpg 300w, https:\/\/morgancountyusa.org\/wp-content\/uploads\/sheetz-768x576.jpg 768w, https:\/\/morgancountyusa.org\/wp-content\/uploads\/sheetz-1024x768.jpg 1024w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><p id=\"caption-attachment-2915\" class=\"wp-caption-text\">Vacant Sheetz Lot at Corner of US 522 and Rt. 9 in Berkeley Springs<\/p><\/div>\n<p><span style=\"font-weight: 400;\">Ford says he has seen a pattern of Sheetz in the Hagerstown area holding on to old properties to keep competitors out. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">But Sheetz real estate site selector Brian Dinges says &#8212; not so.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Dinges says that Ford might be referring to an old Sheetz in Williamsport, Maryland which has been donated to the town \u00a0&#8212; and the town has yet to develop it. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Or one in Hagerstown where Sheetz is trying to give it to the city &#8212; but the details have yet to be worked out.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cWe had one in Altoona and sold it within two years,\u201d Dinges said.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cGenerally they move within a year and a half to two years,\u201d Dinges said. \u201cIt takes about a year for most of them to get environmental clearance.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The tanks have to be pulled out from underground and the facility has to pass an environmental inspection. That\u2019s what has been going on now at the old Sheetz in Berkeley Springs.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cTypically the reason we have moved from a location &#8212; either it didn\u2019t perform or we were not able to expand the footprint of the property to facilitate our current design,&#8221; Dinges said.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The new Sheetz at the corner of Rt. 13 and US 522 opened in May.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cYou are probably not going to see a big Walgreens or CVS at the old Sheetz property,\u201d Dinges said. \u201cThe site is just not big enough. You might see a small local diner. Or maybe some sort of small format fast food restaurant. You might see non retail uses like professional offices, an attorney\u2019s office, or a small used car lot &#8212; there are a whole bunch of other possibilities.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cUntil we actually start marketing the property, it would be like fortune telling to try to figure out what would go in there. What wouldn\u2019t go in there is another gas station. We wouldn\u2019t want to put a competitor in business. We do put some restrictive covenants on it that make practical business sense. But we are definitely open to developing it.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">When will Sheetz start marketing the property?<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cAs soon as we receive from our environmental group that it is clear of all protocols. They remove the tanks and canopy. They go through a series of closeout steps with the state department of environmental protection. I haven\u2019t received those reports yet. Once we do get that clean bill of health, we will start marketing it.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Dinges says the old Sheetz is \u201can internally owned store\u201d &#8212; some internally owned entity of Sheetz or a family member owns it.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cI would say we would start marketing sometimes as early as six months, if no remediation is necessary. If there are issues, you have to go through the process. Then maybe a year, year and a half.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cWe already have eight to ten inquiries on the property from community agencies, private owners, developers, brokers. I have stockpiled them. As soon as we start marketing, I will let them know that it is available. We would start processing inquiries.
